Concrete Sealers: Making Your Concrete Last Longer

Updated: 8 December 2025

Concrete is one of the most commonly used construction materials due to its strength, versatility and cost effectiveness. While it is durable, it is not immune to deterioration caused by moisture, chemicals, weather and general wear. Without proper protection, concrete can stain, crack or corrode earlier than expected.

Concrete sealers help protect the surface, extend its lifespan and maintain its appearance in both indoor and outdoor applications.

Why Use Concrete Sealers

A concrete sealer protects surfaces from water, oil, dirt and other contaminants. Whether the surface is indoors or outdoors, sealing helps maintain appearance and reduces long term damage. Even worn concrete can be restored with the right sealing product, reducing repair costs and prolonging service life.

Application is straightforward. Sealers can be applied using rollers for small areas or sprays for larger commercial projects. Drying time varies, although many sealers cure within 48 hours depending on the type.

Choosing the Right Sealer for Your Concrete

Sealers are generally grouped into two types: topical and penetrating. Each performs differently and is suited to specific applications.

  • Topical or film forming sealers: These include epoxies, polyaspartics and urethanes. They enhance the surface with a glossy or matte finish while protecting it from moisture and contaminants. Commonly used in high traffic areas such as warehouses, retail spaces and airports. They provide strong surface protection but may require more frequent reapplication.

  • Penetrating or impregnating sealers: These include silicates, silanes and siloxanes. They penetrate the concrete to densify the surface and create a chemical barrier that reduces moisture and vapour transmission. They are long lasting and well suited to exterior applications because they do not peel or wear away.

Selecting the right sealer depends on the project requirements and the appearance you want to achieve. Always check manufacturer recommendations to ensure compatibility with your concrete surface.
